Building Systems Design, Bidding and Construction Documents, and Construction Administration are performed by a staff of Registered Professional Engineers and support staff with the following expertise:


Mechanical – Heating Ventilating and Air Conditioning (HVAC) Engineering – Continually evolving codes and standards, in combination with the correlation between a healthy indoor environment and productivity, have made HVAC design a complex and critical issue in construction. Consideration of total life-cycle costs, including both first cost and operational cost, must be considered as well as an understanding that comfort extends beyond simply controlling temperature. Important factors including humidity, ventilation rates, building pressure, acoustics, and vibration control are all crucial considerations in maintaining optimal and efficient indoor conditions. Our mechanical team utilizes a host of state-of-the-art design tools including Trane Trace and Carrier E20 HVAC load estimating and energy modeling software, HVAC Piping and Duct Design programs, CEASAR II Pipe Stress Analysis, AutoCad Revit MEP Suite Building Information Modeling, and conventional AutoCAD 2D MEP Suite CADD software to design and specify the most efficient, cost-effective, and sustainable system for our clients.


Mechanical – Plumbing and Fire Protection Engineering – The Plumbing and Fire Protection design staff meticulously develops a thorough understanding of the building occupant requirements and aptly reconciles code compliance issues when preparing construction documents. Close coordination with utilities and code officials is imperative for successful project completion and a myriad decisions impact space functionality, construction cost, occupant comfort, and safety. Our Plumbing and Fire Protection Designers utilize a host of effective and complex design resources including, AutoCad Revit MEP Suite Building Information Modeling, and conventional AutoCAD 2D MEP Suite CADD software to optimize performance and create best practice final product.


Electrical Engineering – The building systems that most impact the user on a daily basis are the electrical systems. Electrical systems are a necessary part of any building and include normal power, emergency power, lighting, fire alarm, security, data, telephone, cable, and video wiring. The increasing dependence on general technology, computers and data devices necessitate the need for special care both in design and in grounding to avoid wiring issues and harmonic distortion. Lighting is a vital element in achieving the desired indoor environment. Our projects consider all aspects of the design and incorporate all elements and practices that enhance indoor environmental quality and reduce resource consumption. Loftus engineers work with the users and architects to design effective lighting schemes while maximizing energy efficiency. Our Electrical Engineers are proficient in the use of design tools including Power Distribution Modeling, Arc Flash, AGI and Visual Lighting Modeling, Building Information Modeling (BIM), and conventional CAD.


Structural Engineering – Loftus Structural engineering staff provides expertise with many types of structural systems including precast and cast-in-place concrete, steel, masonry, wood, and timber systems. Recognizing a key interplay connecting structural and architectural design, we encourage an exchange of ideas between the architectural and structural design teams to blend form and function from the inception of a project. Our structural engineers utilize a host of design tools including Finite Element Analysis, Building Information Modeling, and conventional CAD.


Project Delivery and Project Management – Loftus has provided Project Delivery and Project Management on projects with virtually all types of project delivery methods from conventional Design Bid Build to Design Build, with public and private clients, and we are familiar with all AIA contract relationships. We have worked directly for Owners, Architects, and Construction Managers. We have worked on projects with Prime General Contractors, as well as projects with a Prime GC and Prime Specialty Contractors. Further we have worked with Construction Managers working at risk as well as not at risk. We understand that the project delivery method can significantly impact our required services.


USGBC LEED Services as well as Sustainability Consulting - Energy Consulting, USGBC LEED as well as Sustainability Consulting are woven into the fabric of all of our services. As registered Professional Engineers, we have been trained to be natural resource and energy stewards. Commissioning and Retrocommissioning – Upon design completion and further, throughout construction, our Certified Energy Managers (CEM) can work to Commission systems insuring efficient functionality in compliance with the design intent. Our CEM’s, supported by our mechanical and electrical professionals, also provide energy audits, energy consulting, and retro-commissioning for existing buildings.


Commissioning is a quality assurance process for new construction projects that begins with pre-design and continues through design, construction, and early operation. Commissioning is intended to ensure that building systems and equipment have been designed, installed, and tested to perform in accordance with the design intent.


Retrocommissioning, or “existing building commissioning,” is a systematic process for identifying and implementing operational and maintenance improvements in a building to ensure continued good performance over time. The intent of the process is to optimize the performance of building subsystems as well as how they function together. Retrocommissioning focuses on operations and maintenance improvements and diagnostic testing, although needed capital improvements may be identified and recommended through the process.
